Leading commercial property advisors Knight Frank were looking to relocate from their existing offices to the prestigious 3 Assembly Square building. We were commissioned to produce a Cat-A sub-division and Cat-B fit-out for the first-floor space that included relocating air conditioning units, lighting, power and fire alarms.

The floor needed to be split into different sections; a working space for staff, a waiting room for visitors and a workshop area dedicated to printers, franking machines, and cutting tables. The multiple functions of the workspace required specific design elements and office furniture for each section.

Having fitted out five other floors at 3 Assembly Square for ITV Cymru Wales, Life Sciences Hub, KPMG Cardiff, Acuity Legal, and Gambit Corporate Finance, we could use our experience of the building to provide a design that successfully worked around the chilled beam system whilst still using the space efficiently.




A Chilled Project

When we say that this was a chilled office fit-out project we don’t necessarily mean that it didn’t have its challenges. In fact, it was the chilled beam system in the ceiling of the space that had a knock-on effect throughout the process.

A chilled beam is a type of convection HVAC system designed to heat or cool large buildings. Pipes of water are passed through numerous "beams" fixed up against the building soffit, in this case on each of the five floors. The rising and falling of warm and cool air create a constant flow of convection that can be used to heat or cool the room.

The inclusion of a chilled beam system can affect the placement of partition walls because they need to be positioned around them, leaving sufficient space for the air to flow effectively. Despite these constraints, we delivered an office design that met Knight Frank’s requirements of a multi-functional space. A workplace that not only reflects the needs of their staff but also looks great.
