Brydell Partners are a Real Estate Investment Group and up until recently, 22 Gas Street in Birmingham formed part of their property portfolio.
Having previously worked in the building on the office fit out for ITV Birmingham News, Brydell was impressed with the work we had undertaken.
As a result, they asked us to design and refurbish a number of areas within the common parts, along with bringing a vacant office on the first-floor back to a Cat-A standard.
The area formerly used by ITV Birmingham needed to be handed back to Brydell, the landlord, at the end of the lease. This meant bringing the space back to a Cat-A standard.
Brydell also asked us to remove and relocate the glazed screens around the stairs. The removed glass panels were then re-used in the partition work on the first floor.
The washroom on the first floor was completely refurbished, including new lighting, white goods, cubicles, vanity units and ceramic tiling.
The office fit-out included re-carpeting the first and second-floor stair lobby areas, as well as upgrading the lighting, fire alarm systems and minor mechanical and electrical services.
During the refurbishment, it was vital that people could still access certain areas. Liaising with tenants and security, we diverted people from using the toilet facilities while work commenced and erected birdcage scaffolding so that the stairwell was still accessible.
We became familiar with Paramount as a result of their work for tenants in our building and were happy to contract with them directly for our own works. We found Paramount excellent to work with from design through to pricing, contract negotiations and to the quality of work carried out. Communication was first rate and their collaborative approach of great benefit to the project.
